Guide to our Service
We offer a full, turnkey solution from land purchase through to the opening of your new Medical Centre. As your third party developer (“3PD”) we assume full responsibility for the development, whilst keeping you constantly engaged in all key decision making . We strive to make the development process hassle-free and our team of experts are on hand to guide you every step of the way.
ASSESSING YOUR REQUIREMENTS
We work closely with each of our GP clients to understand their individual challenges, their future aspirations and of course, the patients that they serve. This can often be key in determining whether a complete new build, the redevelopment of an existing practice, or sale and leaseback with the injection of capital for improvement is required. Whatever your decision, our team will fully support you through the process.
Key Milestones:
- Discuss the options available: New build, re-development or sale and leaseback
- Assess the current and future local premises and population needs
- Agree the allowable size of the premises with the district valuer and your CCG
- Engage key stakeholders such as your patient group and local council
- Prepare and submit business case
- Identify and secure your preferred development site
DESIGN AND APPROVAL
The design and approval stage is where the project begins to take shape with all the necessary stakeholders engaged and the architects beginning to firm up the design. Our developments are designed to meet the individual needs of the practice incorporating the Health Building Notes (HBNs) that primary care premises must adhere to. We invite as much participation as possible at this stage and organise regular meetings with key practice staff. We also provide a professional health care planner to assist with the smooth running of the project.

- Design team instructed
- Review and amend plans with the surgery
- Consult patients and other health providers
- Commission BREEAM pre-assessment
- Obtain planning consent
- Obtain CCG and District Valuer (DV) approvals and agree notional rent
- Finalise pre-lease agreement.
CONSTRUCTION
Now the exciting part! Once the necessary consents have been obtained we can then begin the construction of your new primary care premises. Typically, the construction process takes around 12 months but this of course depends on the size of the building. At this stage, a fully detailed program will be given to the surgery and CCG to ensure a seamless transition from the existing premises to the new.

- Practical completion
- Engage with NHS IT for requirements
HANDOVER AND AFTERCARE
Once the Medical Centre is completed we will enact the handover plan and help you move from your existing surgery to the new one as well as get the necessary paperwork for the final DV and NHS sign off. As a long term-investor, we act as a facilities managers on all our new builds and will provide you with a fully managed aftercare service to ensure the smooth running of your new medical centre. You will be provided with a dedicated aftercare manager should you ever require any advice, further space or changes to the internal layout.
