Planning Approved for New £8.2 Million Medical Centre in Greenhithe

Planning permission has been formally granted for a major new medical centre in Greenhithe, Kent. The long-awaited development, located just off Steele Avenue, will serve over 13,000 patients across the surrounding area, bringing together surgeries from the Swanscombe & Bean Partnership and Temple Hill Group Practice under one roof.

The new facility developed by Mayfair Group Investment (MGI), has been in the pipeline for several years. After overcoming various logistical and funding challenges, the scheme was unanimously approved by planning officers.

The medical centre will be built over three storeys and will include 14 GP consultation rooms, four treatment suites, and a dedicated minor surgery unit. Once operational, it is expected to deliver in excess of 150,000 patient appointments annually, with extended evening and weekend hours to improve access for the local population.

Public realm improvements are also part of the development, including undercroft parking, cycling facilities, landscaping, and a new pedestrian link through the site. The scheme has been carefully revised following early feedback to address concerns around parking capacity and accessibility.

Councillors have widely welcomed the project. Cllr Claire Pearce, representing Swanscombe, described the approval as “very welcome news” and emphasised the urgency of upgrading local healthcare infrastructure. Cllr David Mote, Greenhithe ward, praised the Council’s financial commitment and highlighted the significance of the centre in meeting increasing demand due to local housing growth, particularly from developments in and around Ebbsfleet Garden City.

Many of the practices currently operating in the area do so from outdated premises—some of which face lease expiry in the near future. The new centre will ensure continuity of care in modern, fit-for-purpose facilities that can accommodate future patient growth and a broader range of services.

This project represents a significant investment in community healthcare for Greenhithe and the surrounding area, and is a strong example of collaboration between public and private sectors to meet urgent local need.
