Previously, the entire building was occupied by Hunters Estate & Letting Agents. However, many of the upper floor offices were underutilised—some sub-let, others disused. Recognising the opportunity for a more efficient and commercially viable arrangement, MGI approached Hunters, to explore a solution.

Following careful consultation, MGI agreed a long-term lease with Hunters for a newly refurbished Ground Floor office, securing a suitable rent that met both parties’ objectives. MGI then submitted planning applications to convert the underused upper floors into residential apartments—unlocking value and bringing the building back into fuller, more productive use.

This project highlights MGI’s asset management capability and ability to deliver creative, commercially sound solutions that benefit both tenants and long-term investment strategy.

The brief for 15 Park Place centred on reaching a mutual understanding between MGI and Hunters to unlock the building’s full potential. The objective was to retain and upgrade Hunters’ presence on the ground floor—creating a high-quality, client-facing office—while enabling MGI to repurpose the underused upper floors into much-needed residential accommodation.

Flexibility, modern functionality, and brand presence were key priorities for Hunters, who required a welcoming and efficient workspace suited to their operations. MGI responded by delivering a tailored ground floor refurbishment, alongside a commercially viable planning strategy for the upper floors.

The result is a sustainable, long-term solution that balances the needs of the tenant with strategic asset management—revitalising the entire building and enhancing its long-term value.

The repositioning of 15 Park Place required a thoughtful and strategic approach to respect the building’s heritage while unlocking its full potential for both commercial and future residential use.

Working alongside specialist architects and contractors, MGI undertook a targeted refurbishment of the ground floor offices, delivering a high-quality, modern workspace for Hunters while preserving the building’s period character. This included upgrades to M&E systems, refreshed interiors, and a more prominent street-level frontage to support Hunters’ client-facing operations.

Alongside the office refurbishment, MGI also delivered enabling works to support the future conversion of the underutilised upper floors. A successful planning application was secured for residential apartments, paving the way for the building’s long-term transformation.

This phased approach reflects MGI’s ability to balance tenant needs with forward-thinking asset management, delivering value today while preparing the asset for tomorrow.
