Working closely with the GP partners, MGI completed a sale and leaseback transaction, enabling the retirement of outgoing partners and securing the practice’s long-term occupancy on modern, commercial lease terms. Recognising the potential in the District Valuer’s rental assessment, MGI negotiated an uplift in value and implemented a programme of refurbishment works to modernise and future-proof the premises.
To further enhance service provision, MGI secured planning and delivered a pharmacy extension, now let to Medichem Pharmacy, improving access to medicines and creating a fully integrated primary care hub.
This strategic investment not only provided immediate financial stability for the practice but also ensured continuity of care for patients and a long-term professional landlord committed to maintaining high standards in healthcare infrastructure.
Stuart Road Surgery now stands as a well-performing, modern healthcare facility that supports both clinical delivery and long-term estate resilience for the NHS.

Brief
The GP partners required a long-term estate solution that would support the growth of primary care services in Pontefract while enabling a smooth transition for retiring partners.
The brief centred on creating a modern, fit-for-purpose facility that could meet NHS and CQC standards, improve operational efficiency, and enhance the patient experience. Through a sale and leaseback arrangement, MGI provided the financial and strategic stability needed to secure the surgery’s future.
Key priorities included refurbishing the existing premises, improving internal layouts, and enhancing staff and patient facilities. In parallel, MGI delivered a new pharmacy extension, enabling co-located services under one roof and improving access to care across the local community.
From day one, the focus was on enabling continuity of care, supporting integrated service delivery, and ensuring the surgery remained sustainable and resilient for years to come.

The evolution of Stuart Road Surgery was made possible through close collaboration between MGI, the GP partners, NHS commissioners, and healthcare advisors. The project was driven by the need to secure the long-term future of the practice while delivering meaningful upgrades to the building and its services.
A patient-focused approach guided every decision—from refurbishing key clinical areas to improving the building’s functionality and accessibility. MGI worked sensitively within the constraints of the live site, carrying out works with minimal disruption to the surgery’s daily operations.
The project also included the design and delivery of a purpose-built pharmacy extension, let to Medichem Pharmacy, enhancing the range of on-site services available to the community.
