Photon House is a substantial commercial property located just minutes from Leeds city centre, positioned strategically for both urban and regional business operations. Originally developed in the late 20th century, the building had become outdated and in need of significant investment to meet modern occupational standards. Our client appointed us to lead the transformation, delivering a comprehensive redevelopment programme designed to maximise both the asset’s value and its appeal to a wider occupier base.

Delivered between January 2023 and April 2024, the project involved full design, project management, structural upgrades, and CAT A refurbishment works. The total project value was £2.6 million, with a strong emphasis on sustainability, improved efficiency, and enhanced occupier amenities throughout.

 Vision

Our plans for Photon House was to reposition the property as a flexible, multi-tenant business hub, offering high-quality workspace at an affordable price point. The brief called for the introduction of flexible unit sizes, improved natural lighting, upgraded mechanical and electrical services, and the creation of modern communal facilities.

In addition to enhancing the physical environment, the client also set clear targets around energy efficiency and digital connectivity to ensure the building remained competitive for years to come. Specific design elements included a refreshed main entrance, improved vertical circulation, and the installation of modern end-of-trip facilities such as showers and cycle storage.

  Process

The redevelopment of Photon House began with an extensive strip-out of the interior, removing outdated infrastructure and reconfiguring the internal layout to accommodate a range of occupier needs. A full M&E upgrade was undertaken, with new, energy-efficient systems installed across all floors. External works included roof repairs, improved façade treatments, and upgrades to external communal spaces to create a more welcoming environment.

Throughout the project, careful consideration was given to the live environment and neighbouring businesses. Our team worked closely with all stakeholders to minimise disruption, ensuring that key phases such as main services installation and façade upgrades were carefully phased. Regular site inspections and quality assurance reviews ensured a consistently high standard of delivery from start to finish.

Post Completion
 Review

Since completion in April 2024, Photon House has attracted strong leasing interest from SMEs, creative industries, and flexible workspace operators. The building now offers modern, light-filled units with high-quality finishes, enhanced by communal break-out spaces and new meeting room facilities. The project has successfully rebranded Photon House as a dynamic, cost-effective workspace choice within the Leeds market.

Key sustainability outcomes have also been achieved, with EPC ratings improved across the board, new energy-efficient lighting and heating systems, and waste minimisation during construction. The client’s long-term asset management strategy is now well-supported by the building’s enhanced flexibility, improved services, and futureproofed infrastructure.
