Brief
Our vision was to create a flexible, high-specification office environment that would appeal to both established companies and emerging tech firms. Key project goals included increasing natural light penetration, optimising the internal floorplate, and enhancing the building’s street presence with a revitalised reception and façade improvements.
Sustainability was a central focus throughout the brief. Targeting a BREEAM “Very Good” rating, the refurbishment incorporated energy-efficient systems, sustainable materials, and improved waste management processes to futureproof the property for years to come.

Process
Following an initial feasibility assessment, we undertook a full measured survey and structural appraisal to inform the development strategy. The early stages involved careful stripping out of redundant M&E systems, followed by extensive internal reconfiguration to create open-plan floorplates and collaborative break-out zones. Key heritage features were sensitively restored to maintain the building’s character.
Throughout the programme, we worked closely with the client’s professional team and Leeds City Council to ensure all statutory approvals were secured on time. Collaborative working, proactive risk management, and robust supply chain coordination enabled us to deliver the scheme within 15 months, despite the challenges posed by operating in a live city-centre environment.
